Hey all,If I am able to contact the owners before the actual tax sale takes place, can I go down to the courthouse and purchase the tax lien myself before it even hits the auction?

For example, if you buy at auction, property taxes are not paid, title is conveyed through a trustee's deed or sheriff's deed depending on your state.If you convey title via a warranty or special warranty deed property taxes will be paid.
