If your goal is not current income but future income and your credit is good , consider buying a more affluent area get a 15 year mortgage and and let your tenant pay for your investment.Just something to consider , hope this is of value to you

Those properties are amazing to have in your portfolio as they not only generate better than market returns, but they also allow you in the future, to have an asset to borrow against to fund more deals.In any of those examples you are still dealing with a more stable asset class than anything on the stock market and certainly anything involving VC.

Tatiana K.I'm not sure what neighborhood demographic your rental would draw so only making an assumption with it being a 1/1 you'll more than likely have a bachelor/bachorlette or a couple living in the unit - I'd spring for the shower.If you had a more family oriented unit or your neighborhood will still draw families to a 1/1, stick with the tub.If you haven't already thought through the maintenance/functionality issues - Steve raises some valid points about water around windows, proper ventilation etc.
