We've encountered heavy traffic going north from Mission Viejo to that location, so now know to use 241 and then surface streets, not I-5.

the downstairs is a mishmosh of surfaces and we plan to laminate over them..My first issue is obviously cost... the cost to refinish them vs the carpet... 

Actually cash value policies may look cheaper on the surface, but they are a trap.

. $2,700 mnth vs $2,250 per month, think about that, it's a lot more IF a person does the % but, on surface, it's "only" a few hundred bucks...... think about the impact of that, saying a few "hundred" more, it's not so stinging is it, feels, for most part, not a big deal, rather attainable, right.

I don't necessarily believe that $143K is highway robbery but it seems relatively high to me on the surface. 

Many of these properties are in poor condition, next to very nice new adjoining properties.I'm curious if anyone else has done a commercial marketing campaign to source new projects?

I definitely need to read up some more on creative financing, so far seller financing is the only thing that has surfaced but its easier said than done!
