Doesn't seem to be much activity. 

There are tons of active investors and real estate professionals to network with.

Once you build up you find more people to help and you can start to move up in value.IMO the best way to meet people is to be active in something, volunteer fire, Legion, Elks etc.

Most leases have something about illegal activity being grounds for eviction.

Yes investors are actively purchasing but in my opinion it is good for the district's economy.  

Then just move on.What I have learned is you have to be pro-active with the contractors otherwise they will take advantage.

I am fairly active still and make it out to the area at least 6 times/year, but I am buying distressed assets.

I am a pretty active landlord and probably have higher expenses than some landlords as it has been my policy to take care of my properties to get good tenants. 

Having her mine the MLS for me for deals that fall outside of his typical Realtor activities/targets/inventory and which fall into my wholesale/investor wheelhouse.That said, what specific deals are most appropriately located inside of the MLS and which investors and/or wholesalers would appreciate getting their hands on?

I've been growing my education in RE for about a year, and my wife and I have been actively looking for our first deal for about 6 months now.While we wait for that first deal, however, I want to make sure I'm also continuing to invest in gaining practical experience that will help that first one be a success!
