This is a red flag and no deal is worth this much headache!

If they resist, it’s a red flag for sure. is that something i would follow or do you suggest something completely different.

I feel like the best way is demo the Sheetrock and replace it but not sure if it's a great idea.I could screw in new sheet rock threw existing and into the joists but I'm worried I might cause some issues with that and it would look crappy.

I once looked at a property (the limit of my experience) that was formerly a dentist office and the presence of and former use of x-ray equipment was a major red flag.

I couldn't agree more.However, I was once asked by a legal person to find all properties vested in the name if the American Red Cross in a certain county, They really didn't know!

Since I will need to pull from my equity in my one of my two properties to get my next one and this will be my first true "investment" property, I know I need to be rock solid on my facts with my wife.
