I have found a few condos and single family homes in gated communities down the street from the beach.

I sold my duplex in Long Beach, CA last year and bought a duplex and 3 single family homes here in Austin with a 1031 exchange.  118 people moving here every day and every economist saying Austin, the 11th most populated city in the nation, will double in size in the next 20 years. 

My husband and I are new to real estate investment and new to the Virginia Beach area.

Conway SC is part of the Myrtle Beach-Conway-North Myrtle Beach, SC-NC MSA, which as of 2015 includes Brunswick county NC.

However, while the cash flow is great and there is no mortgage payment, the house exacts, by far, the highest monthly toll in out-of-pocket costs because it's located about 275 yards from the Atlantic Ocean, so the insurance and annual tax assessment is ... up there.Anyway, the raw comparative math suggests that it would make more sense to sell the beach house and use the proceeds to pay off the outstanding mortgages (in full) on the other three rental homes.

It's near the beach and near the downtown area - 15 min either way.

Any advice on wholesailing in Virginia Beach?
