The report factors very relevant criteria including: Sq. footage on each floor, beds, baths, listing and sold prices in the area, and a whole lot of other relevant things.

Some video surveillance is onsite, and that has provided some footage of the perpetrators.

I strongly believe most CapEx expenses are based on footage area of the property/condition, including a water heater (more demand, more cost, more rent income equivalent of less demand, less cost, less rent income). 

How do you weight various factors in terms of importance when determining the most accurate comps (beds/baths, sq footage, quality of rehab)?
