House hacking with a multifamily unit sounds like a smart strategy,I'd recommend starting by checking out local market conditions and connecting with other investors nearby.

Unless you know their perspective on STR, I'd avoid leading with that and stay focused on simply connecting as neighbors.  

Lots of people also seem to be turning to MTR vs STR.....I'd look at places near medical centers....Cleveland Clinic, Mayo Clinic, MD Anderson...and whatever other giant medical facilities are around that cater to people that aren't always local.

I'd take the duplex. 

I’d love to hear who you’ve used in similar situations, or what sort of rates and terms could be expected.

I’d use it to get into a lease and use it as some operating capital until the first invoice gets paid.
