I determined from your initial post that you are looking to invest in a property vs buying one, rehabbing it and then renting it out yourself. 

I challenge you to find and post a single reputable reference that does not show San Diego to have historically produced outstanding returns for a modest length hold.  

Hey Marlon, that first link you posted, when one goes to it, it pulls up anyone with "Houston" in their name.

Both posts give me quite a bit to think about.I’m not planning on doing anything sketchy and plan on being a very good landlord with quality properties, but I just want to make sure I’m protected.

That leads me to where I am now and some of the thoughts and ideas on what brings me here to make this post.

I did mix my language... that is what happens when you write posts late at night.The structure would be a long-term lease with an option fee on the right to purchase.

This post is a great way to start.

Alternatively, you could potentially try posting about their swap opportunity on facebook groups or a simple google search of Home Swap websites could also yield results.

But I will add that post covid market will likely never be what it was before.
