I assume worse case they would then move to a mobile home park.  

I'm a Dave Ramsey listener and he is totally against mobile homes.

If you listen to the 2 podcasts dedicated to mobile home investing, or take the MH University course, they all seem to agree that 30 spaces is their minimum, and 50 spaces is ideal for an on-site manager.

It's got 6 spots, 3 mobiles in there, a shop, and a restaurant (which I want no part of I'd turn it into storage or something) Every inch of my home town,  trailer loving spirit wants to own this park.
