My mind processes math very easily, though, and the math of real estate investment (more particularly owning rental homes) has me very interested.My goal is to save enough for a down payment on rental property, and in the meantime become as much of an expert as possible on the local market and applicable laws.

But But But.....I love it when your asked about a deal - several very honest opinions are thrown in - very unbiased ones I might add and the OP but but but........Your getting very honest - unbiased - opinions from experts - you can chose to listen that they don't think it is a good deal - does it mean it isn't?

About the only good thing about not having a license is that when you screw up no one will see you as an expert and hold you to a higher level of responsibility, you still may be seen as having greater knowledge, but probably not to the standards a Realtor would be. :)

I believe Arnie Abrams is the expert on this subject in Texas.

I am no expert when it comes to real estate or investing but numbers and common sense comes easily.

Plus, since no one is an expert, it's good practice for thinking critically rather than just taking the answer as truth.

I'm not experienced or an expert but I just want to share that it took me about 2 years before I finally bought a property. 

They should also be able to help you find a 1031 expert in your area.
