I am having trouble finding any deals that have the room to make any profit on and am now looking at wholesale "package" properties that have a, what seems like, decent margin.

Many years ago, I had a job selling appliance parts, and the parts book listed a package of citric acid crystals for cleaning dishwashers. 

I am saving to buy more properties via a bulk package or multi-family.  

I am interested in finding out if there are any companies that will service your owner financing notes and also package together the notes in order to make a deal happen.

A landlord that has five properties or less does not need a full featured accounting package.
