Actual rent rates would be competitive, but likely a bit higher.

You have less competition, but you also have less margin of error.

Rates and terms (so far) look competitive.

The big REI insurer that you hear about all the time (nreinsurance.com) was not at all competitive for my portfolio, as I recall.
