There are companies spending $100k a month on mail and all the smaller sized companies / people all get their data from same sources (like Propstream).To me it didn’t make sense to use the same info as it is extremely difficult to have any type of advantage Just for the record and for the fun ot it, I was one of those spending $2,000 a week (about $100,00 a year) on mailers and doing big time business.

When their lease ended in August, you could have offered them to sign another one-year lease, or they could pay a higher fee for a monthly rental to offset the risk you face of a winter vacancy.When my tenants are up for renewal, I give them three choices:1.

Temperature control:  It's always naturally cooler downstairs, and in the heights of summer and winter, I just cannot get the temperature regulated for both me and my tenant to where we're both comfortable.

Once winter hits I'm assuming the water activities die down quite a bit. 

I would prioritize the fun parts that are a big drawl (usually the outdoor, pool, landscaping, etc.) as well as kitchen.

Thats what makes our job as accountants so fun.

The moratoriumon evictions during the winter should be amended so that onlytenants who face job losses or other hardships are protected.

It's a lot of fun, a lot of profit, but At least a week you'll want to Evict everybody!
