There are states like IN, OH, FL, TN, GA, NC, SC, NV and Oregon Coast. 

I live in Chicago and invest in multifamily on the east coast and in the midwest.

Higher prices leads to larger spread dont know about Cleveland schools.. but I can tell you on the West coast its HUGE monetary differences . 

I didn't get a chance to check out west and north Allentown which I heard are "nicer".

I was told to look west of Worcester to get better cash flow.

The city lies along Tualatin Valley Highway between Forest Grove to the West and Hillsboro to the East.

I'd recommend going more north West Palm Beach area is growing rapidly, has a brightline station & has announced some significant devlopments over the the next several years that are very appealing to draw more people students etc.

Few tips I have been funding and buying out of state ( west coast) rentals since 2002.1. do not start with C and D class or let providers tell you they are C or agents its just human nature to puff this a little. 2.
