Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

But if you did the property up right with killer design and great amenities -- I'm picturing cool wallpaper, a game room, boho/modern furniture and a hot tub -- I can see a place here doing well as an affordable Airbnb/STR option just 10 minutes to downtown Denver.

I have seen a few people mention that house hacking is possible as well but tricky to find a property that can support that approach.

Although that would be looked down upon by a lender as well because of the inherent risk of lending to someone who has too much on their plate.

In PA, IRS liens will have a 120 day right of redemption with a mortgage foreclosure (and with a judicial tax sale as well).

SO why all the legalize right, well because like any good law there is a series of if's, but's and when's. 

I have family in Houston, Dallas, and the Valley, I was networking with brokers in San Antonio, but the Taxes seem to be quite high as well in that State, although much favorable laws/regs on the landlord side.
