This will also soon be corrected.)...On the other hand, her heart is in the right place and she cares about the unit and the building as though it were her home (she regularly paints & spackles, leaves helpful signs for the other tenants, shovels & salts the main walkway after a snowfall, etc...So you're correct in observing that She's a complicated case to say the least...

I've only had my tenants for one month, but when I went to pick up second month's rent (early) they had Christmas lights up, some paver-stone walkways installed and the house was cleaner than my own house!

The rates are going to depend on the Condition of the property (are the systems updated, is the property clear of debris, are the driveways & walkways safe, etc...), the Fire Protection of the town (hydrants/none), Loss history of the property, Is there an Alarm, etc..
