It creates a sense of urgency and you don't waste your time if half of them do not show up.

You can seek out another PM, they will tell you how they're different, how they act with more urgency, etc.  

When people have an urgency to invest because they don't want to miss out and are willing to overlook negative cash flow, that's when the pros sit down and wait.

The seller has to feel some sense of urgency in order to make concessions.

I'd look at price drops to judge motovation.... someone who keeps making changes to price has reason for doing so and can give you insight into the urgency.

The urgency now stems from non-compliance with the terms of your master lease from the owner.  

The PM will never have the same focus that you would on your property, the same urgency, etc.
