You can put down 3.5% and your biggest hurdle will be convincing an UW that the new purchase is really your primary.

I padded the repair costs a little because some of the repairs have water damage that won't truly be revealed until we start ripping sheet rock out, but I was not unreasonable. 

Concerning the administrative tasks you're needing done, I don't think the $10/hr - $12/hr is unreasonable.

It's probably unreasonable to expect the seller to eat the costs of the thing extending out, but let you eat the profits.

According to the lease agreement "Tenant shall not UNREASONABLY without consent to Landlord to enter the premise to exhibit the unit to prospective tenants."  

I am just starting out here so tackling the financing for my first product is the hurdle I am trying to leap over right now.

Financing is going to be my biggest challenge/most rewarding hurdle at the moment.

But the sellers are unreasonably greedy!
