Obviously, you can't let them skip that step - it's not uncommon for people who would fail the screening, to try and avoid it by claiming they couldn't get the website to work or some such.

As the saying goes, money talks. in the floor plan, its a 4 bedroom 2 bath. one of the bathrooms is located in the master bedroom(not uncommon for most houses), leaving the obvious issue that the other three individuals would have to share a bathroom in the house.

Admittedly, you may have to eat a deficit on the prorated rent for the month of closing, but that is not uncommon in these situations, and, in the grand scheme of things, you're more concerned with what they owe you for current rent after you own the building.

Utility easements are not uncommon and the ones I've personally encountered, the City would not allow any type of permanent structure on them.
