Borrow money from your parents or something and do a tiny deal and give them a percent of the profits.

Unless you just want to pay the property off so you can get maximum cash flow, paying a tiny bit more on interest doesn't affect you that much. 

They would be willing to build a "tiny home" for them to live on while they would save up to build a normal house.What do you think their best options would be?

I would keep looking to get something that has a positive cash flow of some kind or at least a TINY negative cash flow that may go positive with a couple of rent increases. 

They are longer and do sell you a little bit on their software but it helped tremendously to teach me the tiny in between steps that you don't get from these shorter summary videos.

@Nate Burgher the value add is the lot is large enough to add an airstream in back, add a storage locker since two of the units are super tiny, so they aren´t huge, just passable to maybe give me an extra 550-700/month which would almost give me free rent.

I've been looking alot into tiny homes made out of shipping containers recently.

Take LA County for example, prior to this last run up, had 400k new residents arrive, that is more pop. than the city of Cleveland and built hardly any new housing outside of a tiny pocket or downtown.
