Gulf Highlands has 11 pools, tennis courts, beach club house and HOA covers termite bond and cable for $700 quarterly (way cheaper than condo HOAs).I am personally also looking as some condo studios in PCB.

No matter where it is, the most expensive building, Class A attracts tenants able to pay more for luxuries (amenities) such as fitness rooms, tennis courts, dog exercise areas, pools, cafes, covered parking, nice elevators, gorgeous landscaping, quality construction on both exterior and interior, well appointed lobbies and meeting areas, etc.

I would add to Ben's comment that the people who will rent in high-crime areas are not only people who don't have a choice but (quite possibly) people who will also engage in criminal activity.I agree with Lisa who champions for the low income/high quality tenant.
