I can't agree with @Will Fraser enough on this one; there's likely nothing wrong with your strategy (yet... you'll need to get started to find that out) but rather how you're tackling the Agency part.  

I'm not sure what barriers are preventing you from getting a W2 job, but If getting one is what you are aiming to do, I would probably need to figure out how to tackle those barriers. 

I have made good connections in California as far as a team that could tackle a remodel.

Now the units are not in bad shape so it will be a light renovation that i believe i can tackle it myself.

I'd suggest hiring an attorney that specializes in property law and not tackling it yourself, but the process as a whole is quite simple.
