I know an idiot that tried to pull a bogus car break in claim and had to tuck his tail between his legs when the insurance company politely asked for a copy of the original purchase receipt (for the supposedly stolen items from the car).. whoops.

He has not yet shown that he can weather an economic downturn, a factory closing or two, a unit that won't rent, breakins, a stolen AC, vandalism, plumbing leaks, falling gutters, frozen pipes, flooded basements, tenants with pitbulls, tenants with angry felonious boyfriends, tenants who won't pay, property managers who take the money and flee to the Caribbean, and the whole list which runs to so many pages. 

That’s right the dream man, or woman you thought you were getting to know is actually a computer generated picture, or one stolen from elsewhere on the internet.

Subsequent to your purchase the property was robbed and all the stainless steel appliances and hot water heater and HVAC systems were stolen.

If you only need 6 or 8 place settings per property, you can use the residuals at another property, or keep the extras to replenish the lost/stolen/broken ones that will definitely come with a rental property.At restaurant supply stores, the little knick knack types of items are usually about the same price you'd pay at Target, but less than you'd pay at say, Williams Sonoma.I'd definitely say the best linens and duvet/bedspreads/pillows and mattresses you can afford, the better.

After having the copper stolen out of my week away from going on the market flip...

The property had the electrical & copper  stolen last month while property was listed for sale (prior to my purchase).  

For example dirty, copper stolen, etc so the retail buyers pass.

How ever, when I was younger I invested in bitcoin(more like gambled).

I looked at onsite/outdoors on all potential properties and they are all vacant and locked--one has A/C compressor stolen.
