Alternatively, gather the 100+ private lenders online and on bigger pockets and reach out to every one of them - that there is the hustle.Now, some of them will say No , some- maybe with very high interest rates, lucky enough you may a yes with stipulations and a fair to low interest rate .

We are in this category, but we have a struggling tenant who's under stipulation, was four months behind in rent of $2,250/month last June, and agreed to pay $3,000/month to catch up under stipulation in July, haven't paid the stip since December, now 5 months behind under the stip.
