If you haven't checked the market for homes with "inlaw suites" or whatever your market equivalent is that can be a way to get it done as well. 

I knew someone who owned one and he went every other day to check for coin jams.

If you contractor has a question about what tile is installed where, just check the design boards.

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.
