It was in response to a potential emergency situation (ex: a water heater in one of my units was leaking and they paid a little over $2,000 for replacement).

Could it attract squatters, or is it the right move for responsible property management?

Sounds like it makes sense for you to partner, I would suggest: spell out responsibilities very clearly, how you make decisions and most importantly: have a very clearly spelled out exit. 

Also given the slow market it seems some RE agents are willing to consider a hybrid model.

It would help the forum (and the responses) if you could provide a little more context.

I agree with you Michael Notbohm   I never get any response with i send email regrading HELP from them... they never respond  nor does anyone ever answer the phones either...However, I do like his software program... i just use his software and market to other buyers

Once refinanced the property will be stabilized but still may see slow/low distributions because of cap rates and interest rates.
