We are purchasing a SFH in a NEW resort in the Orlando Disney area.

I started going there since about 1990 from SoCal for fun and vacations so i've watched it evolve over the years from a dusty gambling town to an international resort destination and I see huge opportunity there over the next decade - it reminds me of LA around the Sunset Strip and Hollywood in the 80s when it was run down before billions of dollars started flowing in and now those areas are some of the most expensive in the city. 

So you really need to not be cheep and not resort to self help and go hire paid specialist in whatever it is as part of your team to give real advice.

If she keeps on her ranting I would resort to plan B which is much uglier .....

My family has been taking trips up there for years to ski on the mountains and to raft on the rivers.

We are in the down-valley shadow of Vail and Beaver Creek ski resorts so there is international wealth pressures, lack of affordable housing and general scarcity.    

I would not enter into something like this lightly though because it gets lawyers involved, can be subjective in a court of law, and can be very expensive but if he tries to foreclose later if you are not able to refinance it may be a last resort. 

The caveat is that the resort only uses in-house property management and their fee is 35%.
