If your long term goals are in business, may as well get a grad degree related to that and I'm sure they have a lot of online options.

I attended the RALA 3-day training in Phoenix and took a couple of online courses as well, and while I found these courses to be very valuable in helping get a clearer understanding of the space and what it might take to be successful, I eventually I found it most beneficial to bring in a partner/advisor who has built residential assisted living facilities here in Texas and has been running them successfully.

What trends proved to be the most successful for you last year?

Long-term rentals are a solid choice, but mid-term rentals in medical hubs (like yours) can offer strong cash flow with less turnover. 

Additionally, the beach is still within reach...just a short 1 hour flight or 6 hour drive.  

We often advise people to house hack when getting started and you are a real success story!
