It's a long-term investment for me so the right idea(s) have lots of time to filter thru my brain, but I want to work on the ideas now.

perhaps a huge bead of spray foam along the ends of the joists and the first few feet of wall would be a big help?

I was thinking it might be possible to get the agent to shave off part of their commission since they'll be able to double dip, and get a lower price.Also, is anyone having luck getting an offer lower than the listed short sale price accepted?

I think that of all the people that say use 800#'s have affilate information or trying to sell you an AUTO PIOLIT way of buying and selling houses.I have to laugh when I hear that term.

Thought about applying insulation but even DIY foam kits are cost prohibitive and the coverage is iffy anyway because you can't really see what your doing.There is duct work under the house.

Depends what you are currently paying in rent, how much time you will shave off of your commute, and what your longterm strategy is.

Eventually we got a sprayed-foam roof and the problems were over.
