@Alina Trigub & @Jay Hinrichs there are a few options regarding tax efficiencies for non-US citizens investing here. 

The senior lender will want a subordination agreement and may impose restrictions on repayment.

That may not be true of some of the most senior people.

You might consider things like absentee owners, seniors with long time ownership (20+ years) and homeowners with Low Financial Stability Scores.I agree with that $2000 is a lot for an 11,000 name list.

Depending on your market, I'd suggest Absentee Owners with Equity, Seniors with Long-Time Ownership and Homeowners with Low Financial Stability Scores.These are good seller leads who haven't yet put their homes on the market.
