I own a rental property in Cleveland that's currently going through the Section 8 process.

I’m contacted multiple times a week by individuals who buy lousy real estate in Philly and I hear “ but the agent told me” or “the wholesaler promised me” it was a legal use…the rents would increase…..I could rent this section 8 and achieve xyz rent etc. etc.  

:)I definitely hear you on the risk - I aim to buy-and-hold the properties and place Section 8 tenants, so the deals tend to be as safe as possible, but I understand your and Mitch's points about deals possibly losing money.Where I'm getting lost is on how to structure being paid when I borrow from private lenders.

I'm more looking to invest for section 8.

This goes to Section 8 gurus, C-D class BRRRR gurus.

They come in sections, like mobile homes, and are then attached together on site. 

If you're introverted and shy, you'll be ignored and left in the corner eating a piece of pizza wondering where all the deals are at.

I've had my contractor pour a leveling liquid over sections of floor and then run LVP or carpet overtop to correct for a few inches (1-3 inches) in drop in a room or two.
