AbsolutelyCould I rework the yard to keep water from washing it away again?   

Its easy to picture the glory of a huge passive income, but grinding though months of frugality will give you a small window into the sacrifices required to make RE work. 

@Maggie Hamill can you rework the management strategy to increase revenues and get closer to a break even on these properties at least in the short term?

No.Within the last year, I've helped a couple purchase a fixer duplex in Pasadena that was 1/1 on each side which they managed to rework into 2/1s on each side.

If you're worried, I'd suggested running your numbers using a "standard" 25% down analysis and rework your debt service based on that.
