Is it More Important to Know What TO Buy or What NOT to Buy

I looked at a house yesterday. 

While it's sometime like finding needles in haystacks and we are excited to take on our next project 17 Years of experience has blessed me with the knowledge of not only which ones TO buy but also which ones NOT to buy.

Could I fix the crumbling foundation?   Absolutely
Could I rework the yard to keep water from washing it away again?   Absolutely
Could I replace the leaking roof, remove the creepy trees, get rid of the mold and the smell?    Absolutely

But can I do ALL of that and still re-design and rebuild that house that represents my brand within the margin I need to maintain in order to grow my business??? NOPE

There's only so much time in a day and money in a budget. I'll leave that one for someone else.
