Funds directly moved from those 4010/403 plans to the inherited IRA would retain tax-sheltered status.There really is no way to move that money into any other non-inherited account - so the likelihood anything got mis-routed would be very low.

It's all coming together quite nicely, and thanks to all the great insight from this site and from many books, my standards for cash flow have gotten extremely high, and we're killing it on our COC for the most recent three properties.Where we are now is...we just got a very nice cash payout from some complicated circumstances surrounding my wife's company being bought out and all retained employees getting huge retention bonuses.

Also on whether to retain the tenant or get a new one, it's almost always in your best interest to retain a tenant once you factor in loss of income b/c of vacancy period and then construction period for new tenant), legal fees, broker fees, etc.

Since this LLC (or LLC's if you create more than one) would be a 100% child subsidiary of your jointly held Canadian corporation, retained earnings in the U.S.A. entity can be repatriated (on your schedule) to the parent while attracting little to no additional taxation from the CRA.

Cleanup Job (Low cost fast flip): - landscape package in front - remove deck- remove vines from house - clean exterior, fix siding and wood rot, paint neutral beige/gray color - clean driveway/weed, clean retaining wall/pavement - replace flooring with mid grade flooring bottom level, carpet upstairs - replace interior fixtures - paint interior white trim, light color beige/gray walls, popcorn ceiling removal - new kitchen appliancesRehab options:- Replace deck with new one (kind of awkward that high to me) vs Remove and fill in wall or add large window to master.- Potential space to move laundry into upstairs bathroom closet vs basement - Can maybe get away with toilet/vanity replacement in each bathroom- Uncertain if painting or replacing cabinets with ikea type is worth it- Any in-ceiling lighting will cause a disaster with electrical since it is out of date- Repave/fix concrete front porch and side porch - replace/paint railing- Replace front walkway cement, or remove walkway and replace with right angled walk to driveway (may not provide ROI)- Tear down vs paint garage port in back yard

YUP... some states deem multi bene as Securities that need to have a security offering ( Oregon ) other states like CA have a 10 person limit before you need a securities document.. other states I don't know how they each do it.. but you will find out shortly no doubt.. the attorney you retain should know this right off the top of their noggin.

I'm trying not to "throw the baby out with the bath water" and still want to retain some of the value I picked up.
