Hello,Im working with a lender to refinance into a Fanny Freddy mortgage now that I have stabilized my 36 unit complex.They have asked for a CAPEX schedule, and a T-6, in addition to the rent roll.

But to answer your question, House canary is good for rent rates, zillow is a good tool for property data and for seeing what is for rent for how much, sales comps etc.

For the high cost areas like Palo Alto it is difficult to get a property to cashflow out the gate because rents have not caught up with the cost.

That will be a process.If I were the injured party, I would be reaching out to the owner, title company, seller, and /or the developer for compensation.If you are the current owner and renting out the space, you can not claim ignorance of the issue.
