It's listed as 4 bedroom 1.5 bath, 1480 sf, and the pictures show a house that definitely needs paint, floors refinished at least, a full kitchen and bathroom rehab, and I'd assume you'd want to make the half-bath a full bath for value.

I am refinishing a yellow oak hardwood floor.

I recently refinished floors on a project and I did research online and most people said they preferred satin.

Are those wood floors refinished or new?

@Roselyn Williams If the cabinets are in good conditions you could always refinish them if not I agree @Justin Tahilramani in the past big box stores have been the cheapest solution for me. 

If you have wood stairs that you are looking to refinish, then at some point there will be a sanding process to get to bare wood.

It is much cheaper to do a "screen and recoat" of an existing sound surface that it is to actually refinish the floors.

We got a water damage company to clean up and a handyman to come in to replace and refinish.
