You cannot recreate the functionality of a good BMS with word and excel - it is apples to oranges.

You need to be able to assess the highest and best use, it could be ag land, residential, commercial, industrial, recreational or a combination of uses.

I currently work in the Recreational Marijuana industry full time and work part time for a general contractor.

When I place an ad I state exactly what the requirements are, no smoking in the house, no recreational drug use, credit score that indicates that bills are consistently paid on time, no violent felonies. 

Its mostly commercial and reserved for recreation (trails, etc).

Austin,Renting the rumpus room -- and I'm going to start calling it a "recreation room" because I believe that's the more formal lingo -- is most likely not legal because it's most likely not permitted for occupancy.My last home had a permitted, free-standing recreation room with a half bath in the back yard.
