In some states its legal, TX for example doesnt have a law prohibiting wholesaling but they did recently pass a law that defines how wholesale contracts can or cannot be marketed.

The market is hot here, so most anything that will pass a lending inspection is getting really high prices, so that would make it more difficult for anything that is on the MLS.

They require that you have 3 months of payment in savings after you close and that the property pass a 'self-sufficiency' test -- 75% of the market rents (per the appraiser) all of the units (including the one you are going to live in) must equal or exceed the new payment (loan, taxes, insurance and mortgage insurance).

My understanding is that once you pass a year on the lease, regardless of how it's written, it isn't as enforceable in the eyes of the court here in Iowa.

Keep in mind many times sewer lines will pass a regular home inspection IE home inspector flush's each toilet once.but once the homes are put into service that's when the **** hits the fan and your in for an expensive repair.. only sewer scope will assure you have a viable line once put into service.
