From my experience, mentorship can provide structure, accountability, and networking opportunities, but it often comes at a high cost.

You can close in an LLC and don't need to provide employment history, income or tax returns, and DTI isn't a factor.

I believe it will be enlightening and will provide some clarity to my post.By the way I am retired on RE investing (actually i have made enough money in 3 different sources for most people to retire on any one of them). 

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

is so what lender did you use that provide non recourse loan?

I know that ideally, I reach out to my broker or any other reputable insurance provider to get a more accurate estimate.

so, what happens when you go to get a full a doc loan and have to provide tax returns?  

HELOCs are generally provided to properties that are held in the owner's personal name.Are your family members not interested in refinancing the property?
