The entire industry grew out of legislation such as this. 

You could propose to him something like, "You put up the money and I'll do most of the work and we'll split the profits."

Interview a few professionals and get proposals to compare.

But in looking at HI I'd be careful of three things.1. new legislation prohibiting or severely restricting short term rentals in the works.2.

Once you know this area  better, I am sure you will see that what you proposing will not work here.  

Recent legislation has changed the rules for security deposits and a landlord can charge for their necessary work based on going rates.

This topic comes up frequently, but I would be impressed if someone could actually find legislation that requires a real estate agent to present all offers to a seller.I'm not saying it doesn't exist.
