Just to play the devil's advocate...I get what you're trying to do, but a 100% allocation to (presumably US) real estate isn't very diversified at all on a holistic level.I'm a big proponent of a strategic mix of real estate, equities, bonds, precious metals, and/or cash depending on where we are in the economic cycle and what the intermediate term outlook is.

In addition, tenants do not fully value the cost of water when it is included in the rent.If the water was less precious here, maybe we would use a different approach.

Thanks for the precious advice, I wanted to start with 150K and gradually increase as I learn from the first investment.

I've also been buying precious metal stocks since December of 2018 - didn't put a great deal of money into it but they've given me good returns.

@Precious Thompson as with any relationship, be honest, upfront, have clear communication, and work your butt off to help your client.These things will speak volumes to what type of agent you are and will lead to more referrals.
