If it takes 50 hours to get a property tenant ready and 40 course hours to take a college class that can add $ to to your career, I can see how this might help.I know an investor, here in Philadelphia, that pays a full time cold caller, to find deals; but he never seems to add that paycheck against the deal.

Of course, I tell callers that I don't know when the property will be available for sure but in my case that helps me determine who really wants the property next and is willing to flex their schedule to get it.

You could go with something like an answering service, but they won't provide the level of engagement you need to convert these callers into buyers/sellers.

While 2-3 months of summer break won't be a long enough time to build a business, there are other ways you can use your license to add value in a short amount of time.You can be a cold-caller/deal finder/lead generator and collect a referral fee for any deal you lock up for an agent/brokerage.You can also help out with social media marketing (from Wisconsin OR Arkansas).I would look into getting your license online.

I was there about a year ago - working at Amazon, sending out (very little) mailers, getting some harsh or no responses....There are definitely more ways to market to sellers than just calling and as I'm sure you know - some you can do for free and little time (CL ads), some you can do with money (mailers, signs, paying a cold caller, etc).
