Is in there, but a great thing you can do now is get your "core 4" figured out - agent/lender/manager/contractor - obviously you can adjust this and do one of the pieces yourself (self-manage for example) or don't need a contractor if you do only turnkey etc but getting this nailed down early is key

Even Cash out refi's don't give you the flexibility of the HELOC because you don't have to use it if you don't need it and therefore save on not having as much interest costs when paying installments to  contractors or bills of any sort while still getting tax advantages, pay for down payments or cut outright cash deals for ANYTHING.
