Hi Michael,The Zillow street view looks rough.Some things to think about:[1] Lack of off street parking (possibly add parking on garbage can side).[2] No real storage space (possibly add locked storage sheds for each unit on grassed over driveway side.[3] Non matching front doors, possibly match front doors, and not paint them blue red, black or pink--aka gang colors.[4] Possibly add black shutters to front windows.[5] Your insurance is ok with 3 steps with no handrails (???)

I think many investor would be tickled pink to have 1 to 2k in NET cash flow a month... were others would not be bothered with those amounts.

If tenants want to paint the walls hot pink, they are informed that upon move out they will have to pay to have the walls restored to the original color. 

Cincy rents have a lot of room to increase compared to similar metros and we're starting to see people put out a better product (e.g. updating those ugly pink or green bathroom tiles) and commanding higher rents.  

I purchased in the North End years ago (like you, long distance from Vancouver) and had all kinds of problems with tenants and the PM (long story involving Mexico, cocaine, and a bunch of my money disappearing plus, as a bonus, a standoff with police that was bad enough that it made the national news at the time).

They own a car free and clear- the pink slip.

I would like to bring home after expenses 6k a month.That would tickle me pink.

Show up with a 30 year old mobile home, pink.  

The gregarious welcoming mat will no doubt assuage even the most ardent skeptics, but like all the  other clouds, even the pink ones eventually blow away.

You do not need to prime over pink or lime green colors- it just needs another coat of whatever top coat you're using.
