@Yael DoronHi - I don't invest in Phoenix but was just curious if you already own real estate and are looking to expand into Phoenix, or are brand new.

The tax benefits refer to the tax deductions from mortgage interest and property tax.The returns mainly rely on appreciation, and the cash flow only improves in the last few years, also depending on securing the 5% refinance rate.I've learned a lot from this forum, but as I start to operate on my own, I'm still not completely confident.

@Benjamin Ying The only way to cash flow in the current market is to employ a higher effort strategy like STR, MTR, rent by the room, etc.The "cash flow on paper" properties in stagnant markets or C-D class neighborhoods are probably not the type of places that you want to own long term.

Anyway, please feel free to do your own due diligence but it looks like we all got got.

Makes life way easier as tenants can't go complaining to you about it as its their own responsibility. 

It can be a lot of time and work if doing it on your own.

I have my own hypothesis, but would love to know real data points, what don't you like as an investor about Zillows user experience and or interface?

We only manage our own portfolio right now, so the bottom line is close to my heart.
