I don't want to be discouraging at all, deals are out there, just plan on looking at A LOT of them.

I was searching through the RMLS and trying to get some practice in on looking at buying a rental property.  

This will allow you to spend far less time dealing with management issues, so you can spend your time on looking for more deals and more money to scale your business.It's much more efficient to run 20 units together under one roof than it is to run 20 SFRs, even if the SFRs were all in a row on the same street.  

We have them in an excel sheet and currently working on looking up the basic property info and reverse searching for the owner's contact information through whitepages. 

First I would say to stop looking for "deals" and focus on looking at the opportunities.

Or should I keep on looking and will eventually hit something?
