@Mindy JensenWell, trying to find mechanical properties on the laminated veneer lumber (LVL) is quite difficult as I was guessing. 

I also always include an automatic release mechanism in the addendum if XYZ doesn't happen by a certain date.  

I was able to save a good amount of money and purchase a 3 bedroom 2 bath mobile home on an acre of land all cash, that property generates $875 a month, no mortgage or HOA fees.

If they are built prior to 1978, they were not regulated and didn't meet code, so they are referred to as "mobile" homes.

I have 2 single family properties, one in town, one in the central valley of CA, a mobile home, a multi-family in baja Mexico on the ocean, and am building another in the same town.
