Many investments that seem to promise higher than market returns do so because of higher than market risk.

A portion of rent goes to the purchase price which is on the top end of market value. 

I recommend you discuss and plan this in depth with a local lender who knows your market well. 

So, the extra unit may cost you more then it brings if you cannot access equity or if the market discounts the property when you go to sell due to financing available.
