You can take any reserves and ladder them with CDs/Treasuries/some other low-risk fixed income asset to provide liquidity in case things go sideways, all while mitigating most of the interest load on the loan.

Use Bank statement program, Use No Doc/Lite Doc/ 1 Year 1099 - or DSCR for (Investment only) Use Asset lending where you do not need a large deposit and the liquid reserves or assets acts as the collateral to offset risk.

@John DeanPrivate money would but private money is short term so you are more liquid and I believe borrowers on private money are a lot more qualified and you have much lower ltv than you would on a seller finance
